Introduction
We are a small, friendly, family run guest house with five letting bedrooms, one of which, our only ground floor bedroom, is equipped for guests with mobility needs.
Our peaceful out-of-town location, in the heart of the Langdales, combined with our relaxed hospitality has made us a popular choice for people recuperating from the stresses of everyday life.
We cater for guests with special dietary requirements and welcome guide dogs.
Before arrival
We are located at the end of a long farm driveway, not ideally suited to those travelling without a car if they have mobility needs. There are, however, several local taxi companies and we are happy to make bookings in advance.
The nearest shops are approximately 4 miles away in Ambleside, and the nearest bus stop is just under a mile away at Skelwith Bridge. The nearest railway station is Windermere which is approximately 9 miles away. Taxis are usually available at the station but we can book one for you in advance if required.

Arrival & Car Parking
Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you. To ensure your accommodation is ready we ask that guests do not normally arrive before 2.30pm. Earlier arrival may, however, be possible by arrangement.
Our contact telephone number is displayed on signage at the top of the driveway which leads to the house.
Parking is in front of the main door and around three adjacent out buildings. We have ten spaces that can be reserved on request. The car park has a relatively smooth, flat, gravel surface with no kerb. There is lighting outside the house at night and there are no steps or ramps on route to the main entrance.
We are happy to offer assistance with luggage.
Main Entrance & Reception
Our entrance is well lit and has a door bell entry system with room for wheel chair access.
While there are no steps at the main entrance there is a slightly raised carpet rail in the door frame. There is also a manual hand bell available to be used in the event of an emergency.
Public Areas
All public areas, the dining room, hallway, and cloakroom, are on the ground floor, are well lit and are carpeted.
The dining room is entered via the main entrance door and then through a second door leading off from the hall way.
Elterwater Park is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.
There is one WC for public use in addition to those in our guest bedrooms, however we regret it does not have disabled access.
Dining Room
Breakfast and evening meals are served in the dining room which is located directly behind the main entrance. Guests are welcome to use it at any time.
The dining room has five arm chairs, two window seats, ten straight back chairs and four tables which can be moved if necessary. It is carpeted and well lit with two extra lamps. There is a radio/CD player for guests to use as well as a selection of local information, maps, magazines and board games.
There is an additional, wheelchair accessible, area directly behind the dining room for eating outdoors. It has beautiful views with movable square tables and chairs on a firm, level, gravelled area. Guests with mobility may find it easier to enter via the garden.
We offer waitress service as standard, and we are licensed for the sale of alcohol.
Bedrooms
We have five letting bedrooms, all ensuite, including one twin bedroom suitable for disabled guests. This is located in a newly renovated chalet directly opposite the main building with easy access direct from the car parking area.
The chalet area has a wet room, WC, and vestibule and has a movable extra bed if required. It is well lit, has two small extra lamps, a cordless kettle and a TV with teletext and remote control. Emergency alarms are located in the bedroom and wet room and are connected to the main building.
The disabled toilet / wet room in the chalet has an alarm pull cord, a low level light cord, a pull down shower seat, and six dark blue hand support rails: two by the WC, two above the basin and two by the shower. The taps and shower controls are twist/turn thermostatic mixers, the non slip floor is unobstructed and measures aprox 7ft x 7ft, and the doors are 3ft wide.
Grounds and Garden
There is a seated garden area directly behind the main building, accessed via a manual gate that is wide enough to take a wheel chair.
There is also a table and bench in the court yard where the main building and chalet is situated.
Both guest outdoor areas are wheel chair accessible via a flat gravel surface. Guests are very welcome to enjoy our garden at all times.
Additional Information
In the main building there are two fire extinguishers upstairs on the landing, one in the entrance hall and another in the kitchen as well as a fire blanket. There is also another extinguisher in the chalet.
In the event of a fire, the fire alarm will sound; the hand bell may also be used in an emergency. Please advise us if you have a hearing impairment and might not hear this.
In addition to the front door, the building can be evacuated via the dining room door at the bottom of the guest stairs or the door from the kitchen. In an emergency there is also an exit via our kitchen which is to the right at the bottom of the stairs.
We are happy to refrigerate any medication. We can also keep any perishables in our fridge for a limited period.
Mobile phone reception is limited at Elterwater Park.
